Emaar Properties Half-Year Profit Rises 25.6% to AED 11.14B

Overview:

UAE stock markets ended the week with divergent performance, as the Dubai Financial Market index rose 0.44 percent to close at 5,944.50 points while the Abu Dhabi Securities Exchange declined 0.25 percent. Global oil price increases and escalating geopolitical tensions in the Middle East continue to temper investor risk appetite across regional bourses. Corporate earnings growth remained robust, with several listed companies reporting strong first-half 2026 results, supporting underlying market sentiment.

Details:

Dubai's bourse outperformed Gulf peers during the week, rising 2.56 percent across five trading sessions and emerging as the best-performing index in Gulf Cooperation Council markets. The Abu Dhabi exchange gained more modestly, reflecting broader caution linked to Middle East regional tensions and rising crude valuations. European equity markets showed similar resilience during the week, with healthcare sectors providing support despite oil price pressures dampening overall appetite for risk-exposed assets.

Corporate performance underpinned market fundamentals. Emaar Properties reported half-year profits of 11.14 billion dirhams, up 25.6 percent, with real estate sales reaching 26.6 billion dirhams. Emaar Development achieved half-year profit growth of 43 percent to 6.7 billion dirhams on revenue rises of 34 percent. Agility Global declared half-year profits of 357.8 million dirhams, up 30 percent, with revenues climbing 25 percent to 11 billion dirhams. Insurance and financial services companies also delivered strong results, with Dar Al Takaful insurance profits jumping 276 percent and Dar Al Tamweel financing profits rising 117 percent.

Dubai's real estate market recorded 13.88 billion dirhams in property transactions during early August across 4,232 deals, comprising 6.70 billion dirhams in sales, 5.66 billion dirhams in mortgages, and 1.52 billion dirhams in gifts. Residential rental contracts in Dubai reached 214,500 units across seven months, with July registering 38,200 rental agreements.

Outlook:

Investors are monitoring geopolitical developments affecting oil markets and Middle East supply stability. Global employment data and central bank policy signals remain critical for determining international equity direction and capital flows into emerging markets including the Gulf region.
