Dubai: As Dubai residents continue to seek housing options that offer the best value for money, recent data from Property Finder shows that several residential communities are maintaining competitive rental and purchase prices.Al Nahda topped the list of the most suitable areas to rent a one-bedroom apartment, while Dubai Investments Park emerged as the least expensive area to buy the same unit, with prices remaining largely stable between June and August.According to data based on average property advertising prices between June and August, Al Nahda topped the list of the most affordable areas to rent a one-bedroom apartment, with an average annual rent of Dh55,000. Deira and Dubai South followed, each averaging Dh60,000 per year.Dubai Silicon Oasis, Dubai Sports City, Al Karama and Town Square all recorded an average annual rent of Dh65,000 for one-bedroom apartments, making them among the most suitable residential options for those looking for moderately priced units within the emirate.Competitive purchase pricesAs for buyers, the data showed that Dubai Investments Park (DIP) offers the lowest average asking price for a one-bedroom apartment, at around Dh779,000.Town Square came in second with an average price of Dh930,000, followed by Dubai Sports City at around Dh960,000.The data also revealed that nine residential complexes in Dubai offer one-bedroom apartments with average prices not exceeding Dh1.1 million, including: Dubai Production City, Dubai Studio City, Dubai South, Dubai Silicon Oasis, Jumeirah Village Circle (JVC), Motor City, along with Dubai Investments Park, Town Square, and Dubai Sports City.Dubai Production City recorded an average selling price of approximately Dh999,999, while the average in Dubai Studio City was around Dh1 million, Dubai South around Dh1.01 million, Dubai Silicon Oasis Dh1.05 million, and the price in Jumeirah Village Circle and Motor City was Dh1.1 million.Price stabilityThe three-month comparison indicated a state of relative stability in Dubai’s one-bedroom apartment market, with advertising prices for rent or sale showing little change between June and August in the residential complexes covered by the study.Observers believe that this stability gives tenants and buyers greater clarity when making their housing decisions, especially in areas that offer a combination of competitive prices and integrated infrastructure.Conversely, the data revealed a continued price gap between different residential complexes in the emirate. In the rental sector, Bluewaters recorded the highest average annual rent for one-bedroom apartments at Dh297,500, followed by Dubai Festival City with an average of Dh161,000 for two-bedroom apartments, and then Dubai International Financial Centre (DIFC) with an average of Dh150,000.As for buying, Deira topped the list with an average advertised price of Dh5.25 million for a two-bedroom apartment, while Arabian Ranches and The Springs recorded average prices exceeding Dh3.7 million for two-bedroom units, followed by Bluewaters with approximately Dh3.7 million for a one-bedroom apartment.These figures reflect the continued demand for integrated residential communities that combine quality amenities with strategic locations, as buyers and renters continue to seek options that offer a balance between price and value.The data is based on the average prices of property listings published on the Property Finder platform over the past three months.
