Dubai: Fascinated by rags-to-riches stories and driven by his dream of becoming an entrepreneur from a young age, Arun MN turned a modest beginning into one of India's leading real estate success stories.Today, Casagrand has expanded beyond its home market into Bengaluru, Hyderabad, Pune and Coimbatore, and has now entered Dubai with its first international project.For Arun MN, Founder and Managing Director of Casagrand, success was never just about wealth. The values he grew up with placed character, happiness and peace ahead of material success.Born and raised in Chennai in a close-knit middle-income family, Arun credits his upbringing with shaping both his personal values and business philosophy."My father was a banker, and I grew up with the value system that character comes far ahead of the wealth or money you can ever generate," he says. "There was absolute clarity that happiness and peace are the ultimate pursuits, and material success is only a means to get there."A childhood dream of entrepreneurshipUnlike many aspiring entrepreneurs who discover business later in life, Arun knew from an early age what he wanted."I always wanted to be an entrepreneur," he recalls. "I was fascinated by rags-to-riches stories."Growing up, mathematics was the subject that captured his imagination the most. Years later, he believes that passion has proved invaluable in business."Mathematics is an integral part of business success. It is something we use every day."His entrepreneurial journey began long before Casagrand. During his college years, Arun experimented with small ventures, including manufacturing shirts and selling them to corporate customers.After completing engineering studies and business school, he joined Wipro in a sales role. The experience helped him hone his ability to convince and influence people.Following his stint at Wipro, he explored several business opportunities, including floriculture exports, farm-produce exports and integrated farming. None of those ventures achieved major success, but each provided valuable lessons."Every failure taught me a lot and helped me build much stronger business acumen," he says.Spotting an opportunity in housingThe idea behind Casagrand emerged in 2004 from what Arun saw as a gap in the housing sector.At the time, he believed the home-buying experience lacked the professionalism customers deserved when making one of the biggest purchases of their lives."We realised the housing business was not really being run very professionally," he says. "Many industries had become highly professional, but housing was still not being handled with the same level of professionalism."Arun believed a professionally managed organisation could significantly improve the home-buying experience.Casagrand set out to make the home-buying process more transparent, structured and customer-focused."We made the process far more professional, transparent and clear, enabling homebuyers to make their purchases with much greater confidence."That approach helped establish the credibility that would later become the foundation of a much larger brand.Balancing growth and riskAs Casagrand expanded, managing risk became just as important as driving growth.According to Arun, business success depends on maintaining the right balance between the two."If you pursue only growth, the risks can become much bigger. If you focus too much on avoiding risk, you may not necessarily grow the business because you will always be scared to take decisions."His solution is built around collaboration and speed.Rather than relying on a single decision-maker, Casagrand adopts a collective approach to major decisions."We don't believe that a single mind is good enough to make all the bigger decisions. We have a larger forum where we think things through together."Fast decision-making is equally important."If the speed of decision-making is quicker, you can potentially overcome a lot of obstacles."Why Dubai became the next chapterHaving built a strong presence across Indian cities including Chennai, Bengaluru, Hyderabad, Pune and Coimbatore, Casagrand began assessing international opportunities.Dubai stood out.According to Arun, the company had been monitoring the emirate for several years before deciding to enter the market.The decision gained momentum when three key factors aligned: a maturing market driven by genuine end-user demand, Dubai's long-term growth vision under the D33 Agenda, and the presence of a significant existing customer base already living and investing in the emirate."Entering a market is as much about knowing the customer as knowing the geography," he says. "In Dubai, we knew both."That conviction led to Casagrand HERMINA at Dubai Islands, the company's first international development.Rather than testing the market with a small project, Casagrand chose a flagship entry.What impressed him about DubaiWhile Dubai's global reputation is well established, Arun believes the city's appeal extends beyond its image.He points to sustained population growth, foreign freehold ownership, tax-free income and residency incentives linked to property investment as key attractions.Just as importantly, he says Dubai's regulatory framework combines efficiency with accountability."The speed surprised me most," he says.Approvals, licensing and registration processes move far more quickly than in many international markets."What impressed me was the rigour behind that speed."He highlights escrow-protected project accounts, mandatory regulatory registrations and transparent property transaction systems as examples of a market that values both efficiency and oversight.The opportunity aheadLooking ahead, Arun sees the strongest opportunities in Dubai's mid and upper-mid market segments, particularly properties priced between AED1 million and AED3 million.He believes this segment benefits from broad demand from working residents, new arrivals and yield-focused investors.Arun remains positive about Dubai's long-term prospects.However, he also advises buyers to think beyond marketing brochures."Buy the developer's track record before you buy the brochure," he says.His advice is simple: examine a developer's delivery history, understand the total cost of ownership and take a long-term view."Dubai rewards patient capital and is unkind to anyone looking for a quick flip."A Dubai-first strategyAs Casagrand begins its Middle East journey, Arun's priorities remain focused.The company plans to establish credibility through delivery before considering wider regional expansion."Scale follows credibility in this market, not the other way round," he says.For now, Dubai is both a destination and a launching pad."A hub, without question," Arun says.But any future regional growth, he adds, rests on one principle: deliver successfully in Dubai first.
