Al Salem Holding plans to expand its investment portfolio in Egypt from more than EGP 15bn currently to EGP 50bn over the next five years, representing a 234% increase, Chairperson Bahaa Salem said. The announcement was made during a media site visit to the group’s Blue Side Hub at Marina 5 on the North Coast, where the company reviewed construction progress at the development. Developed in partnership with Imarrae Developments, Blue Side Marina spans more than 20,000 sqm and includes 20 retail and restaurant outlets, alongside open-air areas for entertainment and social activities. Salem noted that the North Coast is increasingly evolving into a year-round destination, supported by infrastructure and tourism development initiatives. He highlighted the “Yalla Sahel” initiative as part of efforts to establish a more unified identity for the region. According to Salem, the group’s activities extend beyond real estate and construction, with investments across several sectors including healthcare, food and beverage, tourism and hospitality, consulting and financial services, and automotive. Established in 1980, Al Salem Holding operates across seven countries and has developed a diversified portfolio in Egypt. In the real estate sector, the group has delivered more than 1,500 residential units, including over 400 villas, as well as six administrative towers, each comprising 40 floors. Its completed developments exceed 150,000 sqm of residential, commercial, administrative, and retail space. The group has also completed 500 residential units at the Nile View project in Benha, which includes a 45,000-sqm commercial mall. It is preparing to launch a new project in New Cairo, alongside other developments expected to be announced at a later stage. Al Salem Holding’s real estate activities include B2B Constructions, which focuses on construction and interior finishing; Con Estate, a real estate consultancy that has secured contracts covering 441 projects; and Align Developments, which specializes in integrated urban developments. Bahaa Salem In the food and beverage sector, the group operates Orca Bites and Food’s View, in addition to Pizza 88, which currently has 42 outlets and a production capacity exceeding 5,000 meals per day. The company plans to expand the chain to 60 outlets and eventually 100, while exploring international markets. The group plans to open 10 Pizza 88 outlets and a production facility in Oman by the fourth quarter of 2026, with further expansion into Arab and European markets under consideration. Its portfolio also includes the Jailbird restaurant chain. In healthcare, Al Salem operates six medical centers in Qatar through Doha Healthcare, serving more than 1,000 patients daily. Its healthcare operations include over 150 doctors, 600 nurses, and 12 pharmacies, in addition to specialized clinics in Egypt. The group also has tourism and hospitality investments in Domina Coral Bay in Sharm El Sheikh. The resort covers more than 1 million sqm and includes approximately 4,500 units. Its consulting and financial services activities are conducted through Orca Consulting, which provides advisory services in real estate and capital markets. The company has facilitated more than EGP 8bn in financing, according to Salem. In the automotive sector, the group invests in GT1 Motors, which imports and sells luxury vehicles, while Max Facilities provides facility management and operational services for commercial and administrative properties. Salem added that Al Salem Holding received approval from the Financial Regulatory Authority (FRA) in May to operate as a holding company. The move is expected to support the establishment of new companies, strengthen capital structures, and expand the group’s investments in financial services. He noted that the group is evaluating investment opportunities across different Egyptian markets, including New Cairo, the North Coast, Sharm El Sheikh, and the Delta.
