Dubai: A recent report revealed that the majority of homes currently under construction in Dubai have been sold. Supported by strong demand, the sales of homes under construction in the emirate, which include apartments and villas to be completed this year, have reached 90%.According to market analysis by Fäm Properties, 564,072 residential properties are currently under construction across Dubai, with the majority scheduled for delivery by 2028. Of these properties, 425,863 (75.5%) have been sold to date.The overall occupancy rate for apartments reached 74.1%, with 367,514 units sold out of 495,775 units, and it rose to 85.4% for villas, with 58,349 units sold out of 68,297 units.Of the 96,585 homes scheduled for delivery this year, 80,127 (82.9%) have been sold, with occupancy rates of 82% for the 91,209 apartments and 95% for the 5,376 villas.Data from DXB Interact, a data platform that provides real-time analytics and official transaction records for the Dubai real estate market, showed 100% occupancy rates in a number of residential areas, for homes to be delivered this year, including apartments in Al Wasl (637), villas in Wadi Al Safa Fifth (854), Nad Al Sheba First (235), and Al Habia Sixth (476).Meanwhile, 93.5% of the 2,397 apartments scheduled for delivery in Palm Jumeirah this year have been sold, in addition to 92.8% of the 2,324 apartments in Jumeirah Lakes Towers.Keeping pace with urban growthFiras Al-Masdi, CEO of Fäm Real Estate, said: “The sale of nearly three-quarters of the apartments and more than eight out of every ten villas currently under construction reflects a market where strong demand is keeping pace with urban development.”He added: “Investors are committed to buying properties before they are completed because they trust Dubai, its transparent regulatory framework, and the consistent quality offered by developers.”Al-Masdi continued: “Dubai’s population has exceeded 4.58 million, and it includes more than 80,000 millionaires. All of this reinforces Dubai’s position as one of the most attractive destinations in the world to live, work and invest.”Off-plan homes in Downtown Dubai also saw strong demand, with 92.2% of the 6,248 apartments under construction sold, including 96.6% of the 3,981 apartments scheduled for delivery in 2026.Business Bay is boomingThe situation is similar in the Business Bay area, where 82.8% of the 30,317 apartments under construction have been sold, including 88.7% of the 16,938 apartments scheduled for delivery this year.Other areas that recorded high demand for apartments under construction include: Ras Al Khor (93.5% of 6,950 apartments) and Al Barsha South 2 (85% of 12,655 apartments).As for villas, the areas with the highest demand rates include: Al Habia Fifth (98.7% of 2,060 villas), Nad Al Sheba First (98.2% of 1,569 villas), Wadi Al Safa Fifth (96.4% of 8,216 villas), Dubai South (94.5% of 5,698 villas), and Al Yafra (94.7% of 6,429 villas).
