Sharjah Property Transactions Hit 7B AED, Up 62% Year-on-Year

Overview:

The UAE economy continues demonstrating resilience amid global uncertainties, with the non-oil private sector achieving its best output in four months during July. Investment activity accelerated across real estate and infrastructure, while several major corporations reported solid mid-year financial results. Market confidence is supported by strategic initiatives in artificial intelligence, international trade partnerships, and renewable energy infrastructure development.

Details:

The private sector purchasing managers index rebounded sharply in July after a June slowdown, signaling renewed momentum in non-oil economic activity. Real estate transactions surged across multiple emirates: Dubai recorded 4 billion dirhams in property transfers through 874 transactions, while Sharjah registered 7 billion dirhams across 9,376 transactions—a year-on-year increase of 62 percent. Ras Al Khaimah attracted 771.5 million dirhams in new capital investment across 967 newly registered enterprises during the first half of 2026, cementing its position as a leading investment destination.

Corporate earnings reinforced positive momentum. Abu Dhabi airline group reported net profits of 421 million dirhams for the first half of the year, representing 6.8 percent growth compared to the prior-year period. Empower achieved profits of 468 million dirhams with revenues reaching 1.52 billion dirhams, reflecting 16.2 percent earnings growth. Space42, the government technology firm, recorded record financial performance with 66 million dirhams in profits and 955 million dollars in revenues, expanding 15 percent annually.

Strategic investments underscored longer-term growth trajectories. The UAE is evaluating a 6.3 billion dollar investment to establish a major artificial intelligence data center in Japan, led by state fund Mubadala. Standard Chartered reaffirmed the UAE's status as a strategic hub for connecting Islamic capital with high-growth markets, positioning the nation as a gateway for Islamic financial expansion.

Outlook:

Market participants are monitoring sustaining factors: the strength of global demand for energy, progress toward international agreements affecting regional trade routes, and continued execution of UAE infrastructure and technology projects. Investors are also tracking corporate earnings trajectories and whether accelerating private sector momentum can offset any external economic headwinds.
