Dubai: Dubai’s ultra-luxury residential real estate market continued to perform strongly in 2026, supported by demand from wealthy individuals and international investors, growing interest in high-quality properties, and notable sales and rental deals, with investment returns exceeding 6% in some high-end residential complexes.Data from Bayut’s Dubai Residential Property Market Report for the first half of 2026 showed continued strong demand for ultra-luxury properties in a number of the emirate’s most prominent residential areas, amid a notable shift in the priorities of buyers and tenants who are now focusing more on property quality, location, privacy, lifestyle, and long-term investment value.The Bayut report confirmed that the deals witnessed in the market recently reflect the strength of activity within the highest value segment, as the Emirates Hills area recorded an annual lease deal for a palace worth Dh17 million through Darven Real Estate, in one of the highest value residential lease deals in Dubai, while Metropolitan Premium Properties concluded a property sale deal in the Palm Jebel Ali project worth Dh34 million.According to the latest market data from Bayut, Palm Jumeirah continued to top the list of the most searched residential communities for ultra-luxury apartments and villas during the first half of 2026, while other destinations, including Bluewaters Island, Emirates Hills, District One, Jumeirah Bay Island and Al Barari, continued to attract the attention of buyers and tenants.Bayut’s data indicates that decisions by customers in the ultra-luxury real estate sector are no longer based solely on location and price.
